DESCRIPTION: This site is located about 16 miles NE of Fredericksburg and about 3 miles from Willow City just off RR 1323 and Andy Moore Mountain Rd. There is no Anders Realty sign at entrance.
The location is about 1.5 miles down a well maintained private easement road, which intersects at BHCR. The area is secluded and little-visited, and is bursting with legend and lore, as well as Native American artifacts.
WATER: Simply put, this site provides consistent, reliable flowing water from Bird Hollow Creek for about 1,975' on such a small parcel of land, in a totally private setting. The site contains a secondary creek also with reliable flowing water per the seller for about 1,057. The north end of this site boasts a bonus spring known as Turkey Hollow.
LAND: This rugged country is scenic with inspiring views. There is little to no smooth land, however there are multiple building sites on the higher ground with distant views of Hudson Mountain. The topography of this tract is rolling to hilly with elevations that range from 1,430 in Bird Hollow to 1,650 at a nice private potential home site.
Native vegetation consists of oak-hickory landscape, mesquite, and mixed brush. The woody vegetation may consists of plateau live oak, mesquite, post oak, blackjack oak, cedar elm, and black walnut. There is no shortage of wildlife at BHCR. Whitetail deer hunting and turkey hunting is rated as excellent and there are plenty of feral hogs available as well. The occasional Aoudad Sheep has been spotted on the neighbors ranch. The place falls from almost 200 in elevation, and the country is mixed liveoak/mesquite/cedar, with a few lazy liveoaks along Bird Hollow Creek, as well as on an unnamed creek that cuts across the southern portion of the site. In fact, that creek bottoms offers up some of the most scenic country on the ranch, with mixed oak and elm bottoms backed up to sandstone bluffs.
IMPROVEMENTS: The site is largely unimproved, with the exception of a freshly bulldozed perimeter road wide enough to accommodate a full sized SUV. A CTEC easement will be granted by the adjoining tract from the same landowner.
